At MLS Direct, we like to be upfront. There is an initial sign-up fee of $150.00 which will be deducted from the final commission.
This just covers the Admin expenses of getting you started.
Dont be fooled by any other agency: Prior to Listing your home with anyone, PLEASE ASK the question: "Does your Brokerage Charge Additional Fees Above The Commissions?" Most Brokerages are charging anywhere from $400.00 to over $1000.00 for Admin Fees to both Sellers and Buyers. MLS Direct will NEVER charge additional "JUNK FEES" to Sellers or Buyers.

Selling Services:
Property valuation - Assessing and evaluating your homes TRUE VALUE. We acquire realtime comparable homes from the local MLS System. We will make +/- adustments based on your description and photos of upgrades and repair items. We will make suggestions if any corrective items need to be addressed. Finally discuss with you the Listing Price. Again our knowlegable staff will be very upfront about values and let you know where we belive the value of your home is. The will list at your final determinated price base on these discussions.
MLS System & Online Media - Within 24 Hours your home will be posted with all important information regarding your home including a detailed decription of what your home has to offer, links to schedulling appointments, open houses, documentation (Sellers Disclosures, Surveys, Certifications, Service Contracts Etc.). Your Home will be available for viewing in the Local MLS System and all public medias such as; Relator.com, Zillow, Trulia and many others.
Offers - Facilitate and discuss all Offers received from Buyers Direct as well as Real Estate Agents & Brokers from other companys. We will evaluate and discuss the details, terms, conditions, price and final proceeds of the Offers with you so you can make the best decisions regarding the offers received.
Negotiations - Negotiating the most suitable terms for both Sellers and Buyers while maintaining integrity, fair and honest negotiation practices.
Title, Legal & Paper work - Facilitate taking care of legal matters, paper work, deeds, titles and registration and more..MLS Direct has a vast network of Title Companies, Lawyers, Surveyors, Home Inspectors, Pest Inspectors local to your area should you need assistance for any reason.
If problems arise, We will assist with mediation between parties avoiding costly remedies.MLS Direct has retained Legal counsel for Legal opinions and simple matters from experienced Lawyers
Co-ordination - MLS Direct Facilitates and Co-ordinates the entire process from Start to Finish with you.
Buyer Qualifications & Arranging finances - We have good rapport with reputed banks, mortgage companies and other lenders, whereby quick assessments can be made to determine your Buyers ability to follow through with the purchase.
Buyers Representatives - Under the NJAR Rules, MLS Direct will confirm all Buyers by reviewing Buyer Agreements to ensure you the Seller are protected.

Commission on Real Estate Transactions
Listing Commissions
- Residential Commissions for Sellers are 1.5% for the Listing Side.
- Residential Commissions offered to Buyers Brokers will be discussed with you & determined by you until the final NJAR rulings.
- Sale of Industrial land/ building and agriculture land: 2.25%
- Joint Development - 2.25% commission from the developer/owner on their respective built share
- Residential Rentals - 1st Month Rent plus 50% of a months rent on renewals.
- Commercial Rentals - 2.25% Commission of the Gross Lease Price
- Purchase conversions from Rental are subject to Sale Commissions listed above.
